September 2025

We are delighted to have secured full detailed planning permission for the redevelopment of the B&Q site in Cricklewood via delegated powers for 1,049 homes. This significant approval paves the way for the transformation of the existing retail store and car park into a vibrant new mixed-use neighbourhood. The decision represents London’s third largest detailed residential planning consent so far in 2025 and was achieved with just three objections received on the reserved matters application.

The approved scheme will deliver:
- 1,049 new homes across four residential blocks, with heights ranging up to 18 storeys.
- 1,200 sqm of commercial space, creating opportunities for local businesses and employment.
- Substantial improvements to Cricklewood Green, enhancing this much-loved local amenity with landscaping, biodiversity, and infrastructure for public events.
- A brand-new public square, designed as a focal point for community life.

KMDC were appointed by the landowner as Development Managers to lead on this application and secured full planning within 12 months of instruction.

It was a pleasure to work alongside our excellent design team with Quod, Allford Hall Monaghan Morris, Gillespies, Cavendish, Hoare Lea, Whitby Wood, Trium Environmental Consulting LLP , Entran Ltd, eb7 ltd, Introba, URBAN MICROCLIMATE LIMITED, iM2 ltd,Tetra Tech, and Velocity Engineering, alongside Levy Real Estate supporting our client, Urban Cricklewood Developments Ltd. We worked closely with Barnet Councill throughout, who have been constructive, helpful and pragmatic in working with us to reach a high quality redevelopment proposal.

Securing approval represents an important milestone in the regeneration of the area, helping to deliver a thriving new urban quarter that will contribute positively to both local residents and the wider borough. We look forward to progressing the next stages of this exciting project.
